font-family: 宋体; font-size: 16px; line-height: 1.75em; text-indent: 2em;"><p><span style="text-wrap-mode: nowrap;">关于小区公共收益按楼栋划分及管理的征求意见公告</span></p><p><span style="text-wrap-mode: nowrap;">尊敬的各位业主:</span></p><p><span style="text-wrap-mode: nowrap;">为进一步规范小区公共收益管理，提升收益使用的针对性和效率，解决单栋公共区域维修、维护等需求的快速响应问题，物业公司结合小区实际情况，拟定《公共收益按楼栋划分使用方案》，现向全体业主公示并征求表决意见。</span></p><p><span style="text-wrap-mode: nowrap;">一、公共收益范围界定</span></p><p><span style="text-wrap-mode: nowrap;">本方案所指“公共收益”包括但不限于:小区公共区域(如停车场、电梯广告位等)的租赁/使用收益；小区公共设施(如快递柜)的入驻收益；其他依法属于全体业主共有的收益(扣除合理管理成本后)。</span></p><p><span style="text-wrap-mode: nowrap;">二、分配原则</span></p><p><span style="text-wrap-mode: nowrap;">①按栋划分:公共收益总额按各楼栋实际情况分配至对应楼栋，以楼栋为单位管理使用。</span></p><p><span style="text-wrap-mode: nowrap;">②面积核算:单分配金额=(小区公共收益总额÷小区总建筑面积)x该楼栋总建筑面积。</span></p><p><span style="text-wrap-mode: nowrap;">③公开透明:收益核算、分配、使用全过程向业主公示，接受监督。</span></p><p><span style="text-wrap-mode: nowrap;">(注:小区及各楼栋建筑面积以不动产权登记数据为准)。</span></p><p><span style="text-wrap-mode: nowrap;">三、实施步骤</span></p><p><span style="text-wrap-mode: nowrap;">1.收益核算：由社区、物管会，联合物业，对2025年公共收益进行清算，确认总额及小区总建筑面积、各楼栋总建筑面积(以不动产权登记面积为准)。</span></p><p><span style="text-wrap-mode: nowrap;">2.分配公示：将核算结果及各楼栋拟分配金额在小区公告栏、业主群等渠道公示，公示期不少于30天，接受业主异议并复核。</span></p><p><span style="text-wrap-mode: nowrap;">3.业主表决:</span></p><p><span style="text-wrap-mode: nowrap;">①表决方式：采用线上投票(住建局小程序)+线下投票(现场纸质票)结合，确保业主参与度。</span></p><p><span style="text-wrap-mode: nowrap;">②表决要求:经专有部分面积占比三分之二以上的业主且人数占比三分之二以上的业主参与表决，且参与表决业主中四分之三以上同意，方案生效。</span></p><p><span style="text-wrap-mode: nowrap;">③执行与监督：方案通过后，公共收益按上述原则分配至各楼栋，由楼栋业主共同决定使用方向(如楼栋公共设施维修、单元门维护等)，每季度公示使用明细。</span></p><p><span style="text-wrap-mode: nowrap;">四、征求意见及投票说明</span></p><p> <span style="text-wrap-mode: nowrap;">现就此方案向全体业主征求意见，诚请各位业主就是否同意按上述方案划分管理公共收益进行投票: </span></p><p><span style="text-wrap-mode: nowrap;">·投票时间:：2025年9月1日至2025年9月30日，共30天。</span></p><p><span style="text-wrap-mode: nowrap;">·结果公示：投票结束后7个工作日内，将在小区公告栏及业主群公示投票结果。</span></p><p><span style="text-wrap-mode: nowrap;">若此方案获多数业主同意，物业服务中心将按此执行，若未通过，将结合业主意见进一步优化方案后再</span></p><p><span style="text-wrap-mode: nowrap;">次征求意见。</span></p><p><span style="text-wrap-mode: nowrap;">若业主对此方案有异议，可联系联系物业服务中心：0750-2037899，王经理：15800184985。</span></p><p><span style="text-wrap-mode: nowrap;"><br/></span></p><p><span style="text-wrap-mode: nowrap;">中山市天英物业管理有限公司江门分公司</span></p><p><span style="text-wrap-mode: nowrap;">月珑湾豪庭客户服务中心</span></p><p><span style="text-wrap-mode: nowrap;">二零二五年八月二十九日</span></p></p><p style="white-space: normal;
